1. Parties and scope
This Listing Agreement is between the person or business submitting a listing (the "Poster") and Marianas Realty Group ("MRG"). It governs each property listing the Poster submits to this site.
2. Authority and accuracy
The Poster represents that they own the property or are authorized to list it, and that all information, prices, availability, measurements, and photos are accurate, current, and not misleading.
3. Photos and content license
The Poster confirms they own or have the rights to all submitted photos and content, and grants MRG a non-exclusive license to display and market that content on this site. Photos must show the actual property and must not be stock, watermarked, or copied from other listings.
4. Verification and MRG discretion
MRG reviews and verifies listings before they go live and may edit, decline, or remove any listing at its discretion. Verification is a good-faith review and does not guarantee the accuracy of Poster-supplied information.
5. Term, renewal, and removal
Each listing runs for 30 days and expires unless renewed. The Poster may remove a listing at any time. Expired or removed listings stop showing on the site.
6. Fees
Listing fees are charged as shown on the Pricing page. Fees pay for placement and verification only and are not a guarantee of a sale, rental, or any particular result.
7. No agency unless separately agreed
Unless the Poster and MRG sign a separate written brokerage agreement, MRG acts only as a listing platform — not as the Poster's broker or agent — and is not a party to any transaction that results from a listing.
8. Liability and indemnification
MRG is not liable for false, misleading, inaccurate, or outdated information supplied by the Poster. The Poster is responsible for their listing and agrees to indemnify and hold MRG harmless from claims, losses, or damages arising from their listing or content.
9. Lawful and non-discriminatory use
The Poster agrees to comply with all applicable CNMI and United States laws, including fair-housing and anti-discrimination laws, and not to submit fraudulent, unlawful, or discriminatory listings.
10. Changes to this agreement
MRG may update this agreement. The version in effect at the time a listing is submitted applies to that listing.
This agreement is plain-language operating policy, not attorney-reviewed legal text. Have counsel review it before relying on it.
